luke warm water?

could be sign of diaphragm on its way out not lifting gas valve open much or gas valve spindle problem, without being there kind of hard to say, they have a water throttle to slow flow to allow to heat up more but that should not need to be adjusted really.

ask someone to service it and replace diaphragm, cheap part and certainly will not come in wrong
