unlocking mk4 golf v5?

ive just bought a mk4 golf v5,scensor isnt working on key and when i try to unlock with key im setting alarm off every time i open back door or boot,alarm then goes off when i put key in ignition. Car didnt come with a manual. Is there a certain way to unlock or have i got a fault
