Mend Ravenheat RSF 820/20 Combi Boiler Heating System Problem

Ravenheat RSF 820/20.Hot water luke warm?

When taps are turned on the combi boiler fires up and for less than a minute the water is hot.
After that the water goes luke warm,checked boiler at this time,boiler still fired up.
Any one help me with this problem.

deffinately boiler has sludge in plale to plate heat exchanger. needs to be replaced or taken out and cleaned
