flat roof leaking looking for a paint on leaksealer?

I have a flat roof mobile home which roof is some kind of metal. I used Cool Kote Elastimeric Coating, put on one coat with a roller, kind of thick, then two weeks later another coat. The roof has not leaked since then....this was about 3 years ago. Other neighbors have used this same treatment and it worked for them also. Hope this helps.

All flat roofs are a pain, you need to make sure the roof is clean & a layer of mineral felt applied with a coat of one of the marley products designed to be used cold, the roof is painted just enough for each strip of new felt to be applied pointing towards the lowest edge usually the gutter The next strip is then applied with a 3inch overlap laid again towards the lowest point ,if the fault is next to the wall a strip of flash band or similer flashing tape is laid half on the wall & half on the new felt in a L shape, make sure you are safe working at hights before attempting this & dont scimp on safety.small patches will not be succesful because the sun will bake the bituminous compounds & crack it. hope this helps Terry

If you come back to this

check out your lease contract to see if you are responsible be careful or you could end up paying the landlord for new roof covering if he say what you've done have cause problems. Seek legal advice if it's his responsablity to get the job done.

A fix will not be cheap but look at www.watco.co.uk/roofing They seem to have a good range of products some of which maybe useful
