water from the flue is due to an incorrectly sealed fue
pressure loss from the boiler should be visible internally in the boiler if no sign inside the casing / also check the safety valve discharge when the boiler is being used for hot water , does the pressure rise ? if no then you have a system leak some where in the house / flat
