i have just repaired both my leaking roof vents i got my info on how to do it on youtube very easy and stopped the leak hardest bit was waiting for a dry day to do it hope this helps

Try clear sealant on outside around the frame and on the cover fixing bolts [remove the caps from the fixing bolts on the cover first]
