Vaillant eco TEC boiler F22 problem?

i have a vaillant boiler and just now i used the kitchen tap water and there is not hot water. And, the boiler is flashing F.22 and i don't know what this means! and the pressure has dropped to 0.2 and i have read the installation booklet, but it doesn't help me. How to i fix this problem?? thanks

Just wanted to thank everyone who posted the answers below, especially the video from crazy Dave. I woke up to a cold house and f22 fault code but was able to fix quickly and easily.

I have a valliant ecotec plus and im getting f22 fault. The system is not empty the only way I can clear is to top up sestem for just 1 sec then I get a high pressure reading within minutes of stating up heating. If I only use the hot water the f22 will not come up. Do you think I have a faulty pressure sensor??

Can't thank you enough. I had F22 flashing, and pressure at 0.2 this morning. Water & radiators were FREEZING! Followed the advice, turned the 2 keys, (mine are on LHS and centre) and hey presto, it's all working again. Thanks all!

Hello, we have F22 error as well , but we still have hot water, just the heating is gone. Any suggestion on this issue will be much appreciated!!

Brilliant advice, thanks! Water pressure was down to 0.4, but I turned the left key, then the right one and could hear the water refilling. After a few seconds the boiler restarted by itself. Couldn't have been simpler.

I just turned on my hot water tap and no hot water. Checked boiler its a EcoTec plus 831 and error code said f.22... I looked up all the advice here and went to my boiler. Opened left grey tap, then right hand tap waited for water to fill in to bar 2.9 then turned off. I now have hot water and heating... Thank you so much guys you saved me from having a break down.. This is brilliant advice and very helpful... So happy! .

how can i rest my boiler now as had the F22 flashing as pressure was low but had pressued it ,but now showing 28 flashing on screen help?

I bled my radiators and had this error code F.22.No heating or hot water, but water still running.
Looked into the installation booklet and saw error code F.22 Dry Ice. Turned on valves to re set. Now have heating but NO water at all from hot tap. Pressure bar is 3.2 have i filled it too much and how do i lower it ?
Please help !

Got the pressure back up boiler starts temp rises very quickly then turns off and temp drop[s as quickly NO hot water or heating- any advice?

Just another big thank you! New boiler installed on the 24th, got the error code on the 26th and no hot water or heating. It's a council house so called the council who fixed it while I was out (house getting a full renovation, various workmen in all day)

Found no hot water or heating again today, so googled the fault code and found this site. Two little taps turned, boiler refilled and I'm now sat lovely and cozy with hot water for a bath later on tonight.

(also a radiator in the kitchen that isn't heating up so I think I know whats causing the problem lol)

Had exactly same problem, F22 error. Refilled boiler using taps under boiler to suggested 10 to 2 position, reset electrics by switching off on wall for 3 mins, sorted and all in the middle of a bank holiday weekend. A fortune saved on plumbers call out fee's, most excellent. Thanks very much for this great site.

I had this problem a few months back, and thanks to advice on here I remedied it immediately.
Now, it's happened again, and despite doing the same I can never get the green light to come on, it stays as orange for a while (as I keep having to raise the pressure), then if left unattended it fails and goes to red.

Plus I only have one tap underneath the boiler, whereas most comments relate to there being two. Is this possible?

F22 error code on display phoned the boiler man but gone to answer phone no hot water and no heating, went on net and found this web site. Read some of the anwers, many thanks for all the info on this site turned left tap first then right tap to let water into system bar went up and now have hot water and heating once again thanks for info saved my money and my wife thinks i great for fixing the boiler have not yet told her it was on the net

Our kitchen rad was put back on the wall yesterday. Got home to find no hot water. Went to the boiler and found a f22 which we had before when the system was first installed. I opened the right hand valve as the left valve had been left open by the plumber not sure why, but the pressure dial didn't move as before, usually showing 10 o'clock. Enough pressure went into the system as the water is now on but the overflow started dripping. Since tried to fill the system but no success. Cant hear any water filling the system as normal... Any ideas? Thanks

the loss of pressure can be two fold: External ~ when water utility board have carried out some repaire on the road/ estate etc, has this water supply reinstated? if not you get F22; Internal~ heating circuit has a leak allowing air into the heating circuit, causing air lock> blead ALL radiators & replace lost water by opening the two valves at bottom of boiler as described in earlier link.

Oh my gosh! I was an incipient heart-attack victim when my Valliant ecoTEC boiler had an F.22 error just now. Your site is worth its weight in gold.

I found the two valves underneath and turned each in turn but nothing happened.

Thank goodness for the comment above which said to open the left valve, then the right one! That was the answer to raise the pressure bar. I closed both and now I have hot water.

f22 can be more than low preasure if you keep putting water at regular intervals then the heating will fill with rust and need powerflushing better to fix any leaks on the system
can also be blocked filter or slow pump or thermister out of sink

remember that when pressure is low the system is losing it somewhere , either leak on system or fault with boiler,should never really need to alter pressure unless rads have been bled,

turn on the tap under your boiler for a few seconds. you will hear water filing it in. it should restart automatically, it has something to do with pressure dropping for some complicated boiler related reason.

I add my heartfelt thanks!! Just came down to find the boiler showing F22 and 0.2 pressure, had no idea what was wrong. Turned the tap as you suggested and within 30 seconds the heating was on again. Brilliant. Thing is, there is a leaking radiator, but the leak is tiny... it has only lost a small glassful of water so far...

my boiler is doing the same, to get heating i have to fill the boiler with water, once the heating goes off the pressure drops and f22 appears, i have to do this everyday!! i have had 2 plumbers out now, both charged me for their services and its still not fixed, there are no radiators leaking and i cant see any leak coming from the actual boiler, any suggestions? is it definately a leak somewhere? i thought there was alot of water coming out the overflo pipe but ive been told this is normal?! please any suggestions are welcome!!!

The boiler losesspressure every three hours. There are nosigns of any pipes leadking anywhere, Has any one come across this problem?

For people having the F22 issue with the EcoTech Plus, under the boiler you will find two tap heads. Open both slowly and only part way. You will hear water begin to fill the boiler. Once the pressure has refilled, close the taps and the boiler will automaticaly restart.

All boilers slowly loses water and pressure naturaly through operation so do require filling occasionaly but keep an eye of the pressure gauge over the next few days to a week or so after filling, as if the pressure drops too low again in such a short period of time, it would indicate a leak somewhere in the system. If this happens, switch off the boiler and call out registered engineer for maintenance. :)

I also checked the manual and despite explaining that the system must be filled with water again, it does not tell you how. Googled it, came across this website, and back in business after a few minutes. Thanks for the answers.

I had an F22 problem, read the handbook to see what it meant(dry fire, lack of pressure) and then googled for a solution. I followed the advice and opened the 2 taps underneath, and monitored the pressure till it had risen to 1.5 then closed the taps. The boiler kicked in straight away and heat and hot water returned pretty quickly.

I have had the f22 and know how to solve it BUT I have had 3 in a week and the boiler is less than 12 months old. I am going to contact the installer. Any likely reason? Is it leaking somewhere?

Excellent, thanks for this as it helped us out on the ecotec plus. Turn both valves on, let it fill up for not for long and then use the minus button to check the pressure level then it's all good.

Great Thanks, Just a little tip I have two taps underneath the one on the left allows water to come from the mains up to the boiler the one on the right allows the water to enter the boiler, so open the tap on the left first then the one on the right for a little while turn the boiler on and see how far the pressure has raised then turn off and repeat until you reach the desired pressure,
I just hope our pressure hadn't dropped for any more sinister reason.....

I have the same problem with my boiler and after looking in the book to see the problem, I have no water pressure at all. My boiler has a cover underneath which I have removed, but I can not see any keys or small screwheads on the right. There is one that says cold water mains but it will only move to horizontal from vertical. My model is an Ecotech 824. Any ideas ?????

yeah i just read it and it was the case low pressure.my boiler had two key i ve turned them wait about a minute to fill the water (stops fillin after a while), and done.pressure now about 2.5 bar.thanks alot guys.after having a cold shower, i had to do smthing about it.

i have just had this problem and it turned out to be a pipe under one of the radiators leaking water....this caused the water to empty from the system which i had to top up twice a day.....i take it you have refilled the boiler with the keys underneath....if not thats maybe all its needs.....this happens sometimes for no reason ....the plumber that fixed our pipe at first thought we may have overfilled the boiler and blew some sort of valve....this would result in a small amount of water running down the outside wall coming from the vent....maybe its worth checking that as well

I have A Vaillant Thermo Compact which is constantly tripping out and needing a reset. It too shows an F22 fault code. The pressure gauge is showing adequate pressure between 1.5 & 2 Bar. Could the meter be wrong or could it be losing pressure somewhere else?

if you've read the book then it would have told you its a low pressure fault code so you need to re pressure system and again this is in the book but here goes............there should be a little L shaped key sticking down underneath the right hand side of the boiler you need to turn this (whatever way it wants to go) 90 deg and you should hear water flowing into boiler and pressure gauge should rise stop when its at 1.5 bar, if the key is missing (which is often the case) then a small flat bladed screwdriver will take its place but a good look underneath with a torch might be a good idea at this point so you can see where to put it !
