Please help recently are landlord came round to fix are tap, but it is still not working we have to turn it to a certain degree, but then it keeps switching of now are water is not coming out, are landlord say's that we should pay 500 pound for a new tap, any ideas how to fix this please help.

If you have been given a tenancy agreement and are not sure of meaning then take it to your nearest citizens advice centre address in the local phone book usually in the first few page regarding government/council departments or your local library. Show then the agreement and rent book if any. He must supply the water that includes repair/replace the tap or he is breaking his part of the tenancy agreement unless you signed an un-fare agreement. the valve justs needs replaced,it cots around £15 a set, your land lords a crook as pecavvi says,its his place to do the repairs not yours ,but to replace the valve,remove the top of the tap,(turn main water supply off first)unscrew the tap,(big nut under the handle)this is the valve asmmbly,now buy a new one and replace it same way as you removed it,

The landlord has the responsibility for the tap. You pay him rent and he does the maintenance.
The £500 claim suggests you should look for a new landlord
If you attempt to fix the tap he may try to accuse you of wrecking it in the first place - so leave well alone.
